A standing seam metal roof is the last roof most homes in Westchester County will ever need: 50–70 years of service, no granules to shed, wind ratings well past anything a shingle carries, and a finish that looks the same in year 30 as year one. It costs roughly twice what asphalt does up front and about half as much per year of service.

Summit Roofing Co installs standing seam and exposed-fastener metal systems — panels roll-formed to the exact length of each roof plane, concealed clips that let the metal expand and contract, high-temperature underlayment, and trim details that keep water out at every edge. This is not a shingle crew that occasionally does metal; standing seam is a trade of its own.

Standing seam, concealed fasteners

Mechanically seamed or snap-lock panels with no exposed screws on the field of the roof. Nothing to back out, nothing to re-seal in year 12.

Roll-formed to length on site

Panels are formed to the run of each roof plane — no horizontal laps, no seams mid-slope where leaks start.

Kynar 500 / PVDF finishes

Factory-baked finishes with 30–40 year fade and chalk warranties. Dozens of colors, from charcoal and bronze to standing-seam classic galvanized look.

Engineered for wind and snow

Clip spacing and gauge specified to the uplift and snow loads of your site, with snow guards where the roof sheds onto walkways and entries.

Metal roofing in Westchester: snow, ice, and old houses

Snow retention is not optional

A metal roof sheds snow in one sheet. Over entries, walkways, decks, and lower roofs we install engineered snow guards or fences so the roof holds snow until it melts instead of dropping it.

Ice dams disappear

With a full high-temperature underlayment and a properly vented deck, the ice-dam cycle that plagues Westchester eaves in February simply does not happen on standing seam.

Pre-war and historic homes

Standing seam has been on Hudson Valley homes since the 1800s. On historic properties we match traditional seam widths and use colors that satisfy local review boards.

Common questions

How long does a metal roof last in Westchester County?

Standing seam steel or aluminum with a PVDF finish is rated for 50 years and routinely goes longer. The finish warranty typically runs 30–40 years; the panels outlast it.

Is a metal roof loud in the rain?

Not over a solid deck with underlayment and attic insulation — the setup on every residential install. The tin-roof-on-a-barn sound comes from open-purlin construction, not homes.

Will it work with my existing roof?

Metal goes on the same deck asphalt does. We strip the old roof, repair any soft plywood, and install over a full underlayment. Overlays are possible in some cases but we recommend a tear-off so the deck is verified.

Does a metal roof raise my home's value?

Metal recovers a high share of its cost at resale and lowers insurance premiums with some carriers because of its Class A fire and high wind ratings — worth a call to your agent.
